If you manage a commercial property, HOA, church, school, or apartment complex in Utah County or Salt Lake County, parking lot striping is probably not the first thing on your maintenance list. But it should be higher than you think.

Faded or missing parking lot markings aren’t just an aesthetic problem — they create real liability exposure and can violate ADA requirements that carry significant fines.

How Often Should You Re-Stripe?

The honest answer depends on several factors:

Traffic volume: A high-traffic retail center or apartment complex might need re-striping every 12–18 months. A low-traffic church or office building might get 3–4 years out of a fresh stripe job.

Sun exposure: Utah’s intense UV environment accelerates paint fading significantly. South-facing lots or lots without tree cover tend to fade faster.

Asphalt condition: Fresh, dark asphalt makes paint pop. Old, oxidized asphalt absorbs paint differently and may require more frequent touch-ups.

  • Van-accessible spaces with wider access aisles
  • Proper signage (signs must be at least 60” above the ground)
  • Specific color and symbol requirements for accessibility markings
