5 Signs Your Utah Roof Needs to Be Replaced (Not Just Repaired)

Utah’s climate — extreme heat in summer, heavy snowfall in winter, intense UV exposure, and occasional hail — is genuinely hard on roofing systems. Most roofs in Utah County and Salt Lake County have a lifespan of 20–30 years depending on the material. But how do you know when it’s time to replace versus repair?

Here are the five most common signs we see on roofs that have reached the end of their useful life.

1. Your Roof Is 20+ Years Old

Asphalt shingles — by far the most common roofing material in Utah — are typically rated for 20–30 years. If your roof is approaching or past that age, even if it looks okay from the ground, it’s worth having a professional inspection. The underlying structure can degrade before visible damage appears.

What to do: Schedule a free inspection with a licensed roofing contractor. Don’t wait for a leak to find out where you stand.

2. Shingles Are Curling, Cracking, or Missing

Curling shingles (either at the edges or in the middle) are a sign of age and weathering. Cracked shingles indicate brittleness — they’re no longer providing an effective moisture barrier. Missing shingles after a storm are obvious, but even a few missing shingles can lead to significant water infiltration quickly.

Rule of thumb: If more than 30% of your shingles show visible damage, replacement is usually more cost-effective than repair.

3. Granules Are Showing Up in Your Gutters

Asphalt shingles are coated with granules that protect against UV rays. As shingles age, they shed these granules. If you’re finding significant amounts of granule buildup in your gutters or downspouts — especially after rain — your shingles are nearing the end of their protective life.

4. You Can See Daylight in Your Attic

If you go into your attic during the day and can see pinpoints of light coming through the roof, you have gaps. This is a serious sign that your roofing system has been compromised. Where light gets in, water and cold air follow.

Also check for: Moisture stains, mold, or damp insulation in the attic — all signs of active or past water infiltration.

5. Your Energy Bills Are Climbing

A degraded roof loses its insulating efficiency. If you’ve noticed your heating or cooling bills increasing without an obvious cause, your roof may be contributing. Proper attic ventilation and a sound roofing system work together to regulate temperature and reduce energy costs.
